5 Things That Impact The Cost Of A Roof Replacement

There is no single price for a roof replacement, which is why it's important to compare several quotes. A few different factors can affect the cost of a residential roof replacement.

1. Roof Condition

A major impact on cost is the condition of the roof. It will cost much less to replace a roof before it fails completely, as you will likely only need to have the shingles redone. More severe damages can affect the roof decking or even the rafters and trusses, which can add quite a bit to both material and labor costs.

2. Roofing Materials

The type of roofing you have will also impact the cost. Asphalt shingles are typically a little pricey, but metal or tile roofing will cost more. It may also add to the cost if you are changing roofing materials. For example, switching from asphalt to tile may require additional support structure installation because tiles weigh more.

3. Geographic Location

Where you live also has an impact. Local labor and material supplies can vary, as can wages from locale to locale. There are also the effects of demand on the cost of roofing. In areas with a high demand for new roofing or roofing labor in general, such as in a region with a building boom, it may cost more compared to an area with less demand for new roofs.

4. Roof Size and Style

A simple pitched or sloped gable end roof will cost less than a hipped roof with four planes to shingle. That hip roof will also cost less than a more complicated roof with multiple peaks, hips, and dormers. The size of the roof also impacts the cost since more materials and labor are necessary. A small home may still have a large roof if the roof has extended eaves and more than two planes to shingle.

5. Season

Summer is prime roofing season in most parts of the country because that is when the weather is dry enough to get the multi-day job done. Since demand is high in summer, costs also tend to peak. Costs also peak following a storm, since more folks have damage that needs to be repaired. If you can opt to have the roof replaced in the shoulder season, usually spring or fall, you may be able to save some cash since the demand for a new roof won't be as high.
